Business Development

The national leader in a fast-growing industry that is transforming sustainable development financing, Petros PACE Finance seeks to hire high-energy, conscientious, and self-motivated individuals to join our business development team.

This position will focus on increasing our Commercial Property Assessed Clean Energy (C-PACE) financing transactions in the state by building and maintaining relationships throughout the commercial real estate community, including building owners and developers.

Applicants must have knowledge of the CRE financing market and existing relationships with building owners and developers. A positive can-do attitude is required along with the ability to work collaboratively and thrive in a fast-paced environment.

Primary Responsibilities:

  • Independently source, qualify and engage commercial property energy retrofit and new construction projects to finance through C-PACE
  • Build a robust pipeline through direct sales, leveraging existing networks, managing channel partner relationships, and attending industry and trade association events
  • Oversee due diligence and a timely close process for complex financing transactions
  • Execute on marketing and development initiatives, including participation in industry/public forums as a senior representative of the firm
  • Build relationships with regulators, industry groups and market stakeholders to become an expert on C-PACE and industry trends
  • Partner with executive team to develop and implement strategic plans

Qualifications:

  • 7+ years of experience in generating successful sales pipelines with experience in CRE on the finance or investment side
  • Undergraduate degree or commiserate experience in capital markets, lending, or banking
  • Excellent negotiation skills
  • Dynamic personality with ability to engage and influence C-level executives as well as to educate and motivate clients regarding non-traditional funding of CRE properties
  • Substantial and established network of CRE decision makers along with a proven track record of closings
  • Ability to research, identify and grow both new and existing client relationships
  • Experience with complex financial transaction management
  • Exceptional verbal and written communication skills including the ability to make engaging presentations
  • Attention to detail and the ability to work efficiently and collaboratively in a fast-paced environment with rapidly changing priorities, often under pressure

Transaction Closing Manager

Petros PACE Finance is the national leader in financing commercial property energy improvements via the PACE (Property Assessed Clean Energy) program. PACE is a unique financing mechanism providing a cutting-edge solution to implement sustainable and energy efficiency technologies in commercial properties. We’re looking for a Transaction Closing Manager to join our team in Austin, Texas. We want someone who enjoys making a difference, being part of a team, is a self-starter, and takes great pride in their work to join our fast-paced organization.

Primary Responsibilities

The Transaction Closing Manager coordinates, monitors, and facilitates commercial PACE loan closings and will work closely with the origination, underwriting, legal, and portfolio management team members, while developing and maintaining working relationships with the remaining Petros staff, including the Chief Executive Officer, Chief Operating Officer, Chief Financial Officer and Vice Presidents. The position requires maintaining working relationships with external organizations including borrowers; attorneys; title companies; other financial institutions; governmental agencies; vendors; and peers in the PACE industry.

Major challenges/Performance Measures

The major challenges of this position are to: ensure the efficient and timely closings; provide excellent customer service to borrowers and other related parties; advance multiple closings with competing priorities; maintain close attention to details; and work effectively and independently within a fast-paced and transaction-oriented environment.

Performance Measures include: prompt and efficient completion of tasks; proven ability to manage projects and loan closing schedules and deadlines; attention to detail and accuracy; ability to apply critical thinking and good decision making independently; collection of all required documents; and maintenance of respectful and cooperative relationships with internal teams, borrowers, attorneys, title companies and others.

Job Description Essential Functions

  • Serve as project manager in facilitating and driving the closing process for large and/or complex commercial loans
  • Review the loan terms, project type and the corresponding PACE program requirements in order to determine the structure and closing timeline of the transaction
  • Determine the billing and collection mechanics of each PACE loan program to ensure the appropriate internal processes are followed with respect to same
  • Serve as a subject matter expert on the closing process and identify solutions for issues that arise throughout the closing process
  • Assist with coordinating internal transitions between underwriting, documentation and closing teams
  • Assist underwriting and legal teams, with collecting due diligence files in preparation for closing, checking for file completeness and approval condition requirements
  • Assist legal team with coordinating, reviewing and tracking the preparation of loan documentation, including maintaining version control and tracking the approval status of each loan document
  • Assist the project team in scheduling loan closing dates in coordination with all involved parties while maintaining communication between internal staff, borrowers, attorneys, trustees and third-party vendors
    Determine, coordinate and oversee the day-of closing logistics with internal and external parties
  • Prepare closing document packages, including signature packages, disbursement requests and loan funding directions
  • Order and review title searches; prepare internal title memos for legal team’s review and approval
  • Work directly with our trustee & pricing team to facilitate the disbursement of the loan proceeds to the appropriate parties
  • Ensure that all required documents are obtained pre- and post-closing and appropriately filed and maintained for safekeeping
  • Assist the post-close team with the ongoing monitoring and management of loan collateral and security, including insurance coverage, and closing/draw conditions

Qualifications:

  • 3-5 years previous experience in lending, real estate closings and/or escrow related closings
  • Undergraduate degree preferred
  • Strong research, analytical and organizational skills, the ability to meet deadlines and to work collaboratively and proactively
  • Superior attention to detail and accuracy
  • Outstanding oral and written communications skills
  • Strong qualitative analytical skills and quantitative ability
  • Proficiency with Microsoft suite, including, Adobe Acrobat, Access or other database software
  • Ability to organize and handle multiple priorities simultaneously
  • Ability to set, manage, monitor and achieve completion of project and closing deadlines
  • Demonstrated creativity and independence with regard to project management and problem-solving abilities
  • Strong critical thinking and decision making skills
  • Ability to work effectively in a highly collaborative team work environment
  • Solid working knowledge of general business practices
